Pinecrest incorporated as a village on March 12, 1996 and had 18,388 residents and 5,986 households at the 2020 census on about eight square miles. Its boundaries run from the Snapper Creek Canal on the north to SW 136th Street on the south, and from SW 57th Avenue on the east to US 1, Pinecrest Parkway, on the west, where more than 750 businesses line the road.

The village is known for tree-lined streets and large estate lots, and the houses on them tend to be big: two-story homes and sprawling single-story ranches with two, three or four air conditioning systems, long duct runs and rooms that never quite match. Zoning, balancing and properly sized replacements make more difference here than raw capacity.
