Local conditions

Lemon City, renamed and still growing

The area now called Little Haiti was known as Lemon City for well over a century, a pioneer settlement on Biscayne Bay named for the wild sweet lemon trees that grew there, and it predates the City of Miami itself. Haitian families moved in through the 1970s, and in May 2016 the city commission officially designated Little Haiti as a neighborhood. About 29,760 people lived there at the 2010 count.

The housing reflects that long history: older wood-frame and block homes, duplexes and small apartment buildings, many with original closet air handlers or window units, and a growing number with ductless systems added room by room. Old duct and undersized equipment are common, and sealing or replacing duct often makes more difference than a bigger unit.

Along NE 2nd Avenue and NE 54th Street, markets, bakeries, restaurants and galleries run reach-ins, display cases and small rooftop units, and the arts spaces arriving from Wynwood and the Design District bring larger open rooms that need cooling sized for crowds.
