Local conditions
A young town on low ground by the bay
Cutler Bay became Miami-Dade's 35th municipality when voters approved its charter on November 9, 2005, choosing the name over Cutler Ridge. It had 45,425 residents and 13,000 households at the 2020 census on about 10.3 square miles, bordered by Palmetto Bay to the north, South Miami Heights to the west and Goulds to the southwest.
The town sits in a flat, low-lying coastal wetland area on Biscayne Bay and is prone to flooding. For air conditioning that means condensers on low pads in the neighborhoods nearest the bay, drain lines that back up when the ground is saturated, and a good reason to raise equipment when it is replaced.
Most homes are single-family houses in planned communities such as Saga Bay and Lakes by the Bay, with closet or garage air handlers and duct in the attic, which makes drain cleaning, duct sealing and annual tune-ups the steady work in town.

Questions from Cutler Bay homeowners
Usually, yes. Raising a low condenser or air handler during a replacement or a planned move costs far less than replacing equipment that has sat in flood water.
At least once a year, ideally in spring before the long cooling season, with the drain line cleaned at the same visit.
Often the drain line ends outside at ground level and backs up when the ground is saturated. We can reroute or extend the line and add a float switch that shuts the system off before it overflows.
