AC coil cleaning in Miami, inside and out

Dirty coils cost capacity, raise the electric bill and freeze up in humid weather. We clean both coils, the blower wheel and the drain pan, and we do it without bending fins or soaking electronics.

Updated October 2026

AC coil cleaning in Miami typically runs $100 to $400 in published Florida guides, depending on how dirty the coils are and how accessible they sit. A technician from our SW 117th Ave office cleans the indoor evaporator coil and the outdoor condenser coil with the right cleaners for each, rinses them without flattening fins, and flushes the drain so the dirt doesn't end up in the pan.

The job

What dirty coils cost you

The evaporator coil indoors catches whatever the filter misses, and in a humid house that dust turns into a sticky mat on a wet surface. The condenser coil outdoors collects grass, dust, pollen and salt. Either one dirty cuts the system's ability to move heat, so it runs longer and cools less.

A furred evaporator coil also freezes more easily, and a caked condenser coil raises head pressure until the compressor trips on overload in the afternoon heat. Cleaning both restores capacity the system was losing a little at a time.

What is included

What our coil cleaning includes

  • Power off at the air handler and disconnect
  • Evaporator coil inspected and cleaned
  • Water directed to the pan, not the floor
  • Blower wheel cleaned when caked
  • Drain pan cleaned and line flushed
  • Condenser cleaned from the inside out
  • Bent fins straightened with a fin comb
  • Supply temperature checked afterward
  • Cause of heavy buildup noted in writing

What we see on this job

Evaporator coil cleaning

The indoor coil is the harder one to reach and the more important one to get right. We open the air handler, inspect the coil face, and use a no-rinse or rinse coil cleaner suited to the coil and its location, with a drain bag or a controlled rinse so water goes to the pan, not the closet floor. Heavily matted coils may need a gentle brushing first. We flush the drain afterward, because everything that comes off the coil heads for the pan and the line.

Planning range: Full AC cleaning, 1-3 ton central system, Miami: about $500 in published 2026 guides. A market range, not our quote.

Evaporator coil cleaning inside a Miami air handler

Condenser coil cleaning

Outdoors, we switch off power at the disconnect, clear debris from around and inside the unit, and wash the coil from the inside out so dirt leaves the way it came in. A pressure washer bends the thin aluminum fins and reduces airflow, so we use a low-pressure rinse and a coil cleaner where needed. Bent fins are straightened with a fin comb. Near the water, rinsing salt off the coil once or twice a year slows the corrosion that shortens condenser life.

Mold on the coil or blower wheel

A musty smell when the AC starts, or dark growth visible on the coil face, usually means biofilm on the evaporator coil and the blower wheel. We clean the coil, remove or clean the blower wheel, clean the drain pan, and check why the surfaces are staying wet: a slow drain, an oversized system or a humid return. Cleaning without fixing the cause brings the growth back within a season, so the cause goes in the write-up with the cleaning.

Local conditions

Why coils get dirty so fast in Miami

Relative humidity in Miami-Dade stays above 70 percent for most of the year, so the evaporator coil is wet almost constantly and dust sticks where it lands. A coil furred that way is one of the most common reasons we see freeze-ups here, alongside clogged filters, because both starve the coil of airflow until its surface drops below freezing on a humid night.

Step by step

How a coil cleaning visit runs

  1. 1

    Shut off power

    Air handler and outdoor disconnect.

  2. 2

    Inspect

Coil faces, blower wheel and pan.

  3. 3

    Clean the evaporator

Right cleaner, water sent to the pan.

  4. 4

    Clean the blower wheel

    When it's caked or growing.

  5. 5

    Clean the condenser

    Inside out, low pressure.

  6. 6

    Flush the drain

    Pan cleaned, line cleared.

  7. 7

    Run test

    Supply temperature and amps checked.

Warning signs

Signs your coils need cleaning

  • Weak airflow at the vents

A matted evaporator coil or blower wheel.

  • Musty smell at startup

Growth on the coil or in the pan.

  • Coil freezing on humid nights

Airflow blocked by a dirty coil.

  • Outdoor unit tripping in the afternoon

A caked condenser raising head pressure.

  • Higher bills, same thermostat

The system runs longer to move the same heat.

  • Visible dirt on the outdoor fins

Dust, grass and pollen packed in.

  • Water overflowing the pan

Dirt washed off the coil clogging the drain.

What moves the price

  • Which coils

    Evaporator, condenser or both.

  • How dirty

Matted coils need brushing and repeat passes.

  • Access

Attic air handlers and cased coils take longer.

  • Blower wheel

    Removal and cleaning add time.

  • Drain pan

    Cleaning and flushing included.

  • Fin repair

    Straightening bent condenser fins.

  • Mini splits

Indoor heads need a drain bag and cover removal.
