A young village rebuilt on generous lots
Palmetto Bay incorporated as a village on September 10, 2002, taking in the territory of the former Cutler, Rockdale and East Perrine census areas. It had 24,439 residents at the 2020 census on about 8.3 square miles of land, roughly 2,950 people per square mile, a lower density than most of the county.
Most housing is single-family on generous lots, from ranch houses near Old Cutler Road to newer two-story homes, with closet or garage air handlers and duct in the attic. Many homes and businesses here were destroyed by Hurricane Andrew in 1992, so a large share of what stands today was rebuilt or replaced afterward, and many of those systems are now due again.
The eastern side of the village runs down to Biscayne Bay, and homes near the water deal with what coastal homes face across Miami-Dade: corroding outdoor coils, low ground and equipment that would be safer sitting higher.
