Local conditions
A city that doubled in ten years
Pembroke Pines incorporated in 1960 and had 171,178 residents at the 2020 census, the second-largest city in Broward County, with more than 66,000 housing units spread across about 35 square miles between the Florida Turnpike and US 27. It more than doubled in a decade, from 65,437 residents in 1990 to 137,324 in 2000, as developers pushed subdivisions westward.
That boom built a lot of similar houses at the same time: single-family homes and townhomes with attic air handlers, long flex duct runs and equipment installed in the 1990s and 2000s. Many of those systems are now on their second replacement while the duct behind them is still the original, which is why duct testing and sealing come up on so many jobs here.
About 18 percent of residents are 65 or older, many of them in adult communities, and for those households a failed AC on an August night is a call we treat as urgent.
