City of Miami calls come from both offices

Inside the City of Miami, Frozen Limits HVAC handles air conditioning repair and replacement, mini splits, fan coils in condo towers, ductwork and commercial refrigeration for restaurants and markets. Calls are answered 24/7, and dispatch sends the technician from whichever office is closer: SW 117th Ave for the southern neighborhoods, NW 72nd Ave in Medley for Allapattah and the north.

Local conditions

Old houses, new towers and everything in between

The City of Miami had 442,241 residents at the 2020 census and is the county seat of Miami-Dade. Inside its limits the building stock swings widely: 1920s and 1930s houses and duplexes in Little Havana, Shenandoah and the Roads, block homes from the postwar decades in Flagami and Allapattah, and a wall of condo and office towers in Brickell and Downtown Miami.

Older houses here often started with window units, and many now have a mini split or two added room by room, or a central system squeezed into a closet with duct run through a low attic. Those need different fixes from a condo fan coil or a rooftop package unit on a small office building, and a single week of city calls usually includes all of them.

Summer adds one more load on filters. Saharan dust drifts over South Florida most often between late June and mid-August and can lower air quality, and homes with a filter that was already near its limit tend to call us in that window with weak airflow and a coil starting to ice.

Getting to you

Which office covers your Miami neighborhood

The southern half of the city, Coconut Grove, Brickell, the Roads and Little Havana, is usually covered from the SW 117th Ave service office by way of the Palmetto, Kendall Drive or US 1. Allapattah, Wynwood, Little Haiti and the neighborhoods north of the river are closer to the Medley head office.

Tower calls take longer than house calls because of parking, building access and elevators, so dispatch books them with the management office whenever it can. Emergency calls from any part of the city are taken at any hour.
