Local conditions

A 1920s planned city that was never built for duct

Coral Gables was planned and built by George Merrick during the Florida land boom of the 1920s, almost entirely in the Mediterranean Revival style, and it is still known for strict zoning. The city had 49,248 residents at the 2020 census. It passed its first historic preservation ordinance in 1973, and a Historic Preservation Board votes on landmark designations and other questions about the city's historic character.

For air conditioning, that history means houses that were never designed for duct. Thick plaster walls, barrel-tile roofs over shallow attics and arched openings leave little room for a conventional system, so many older Gables homes run a central system in a newer wing with ductless heads in the original rooms. Placement matters too, and outdoor equipment is kept out of sight lines from the street wherever possible.

Newer houses and the office buildings along Ponce de Leon Boulevard and Miracle Mile are simpler mechanically, but they bring their own work: large two-story homes with zoned systems, and office buildings with rooftop units serving tenants on tight schedules.
