Mini split cleaning for Miami condos and homes
The heads on a mini split pull room air through a small coil and a squirrel-cage blower that collect dust and grow mold in humid air. Filter rinsing isn't enough; the coil, wheel and drain need a proper cleaning.

Mini split cleaning in Miami deep cleans the indoor head's coil, blower wheel and drain pan with a drain bag or cleaning jacket so the dirt goes into a bucket rather than onto your wall, then services the outdoor unit's coil and checks the drain line. A technician from our SW 117th Ave office also checks the system's operation so a dirty head isn't masking a refrigerant or drain problem.
The job
Why mini split heads get so dirty
A mini split head is compact: the coil, the blower wheel and the drain pan sit inches from the room. In humid Miami air, dust that passes the filter sticks to the wet coil and the blower wheel's curved blades and becomes a dark, musty film. Airflow drops, the head leaks water, and the room smells.
Rinsing the filters helps between visits, but the coil and wheel need cleaning with the covers off and water controlled, which is the part homeowners can't do safely.

What we see on this job
Wall-mounted head deep cleaning
We switch the system off, remove the covers and filters, protect the wall and floor, and fit a cleaning jacket or drain bag under the head. The coil is cleaned with a coil cleaner suited to the unit and rinsed with low pressure so the water runs into the bag, not down the wall. The louvers and housing are cleaned, and the filters are washed and refitted. Electronics are protected throughout, because water in a head's control board is an expensive mistake.
Blower wheel and coil mold
The blower wheel is usually where the musty smell lives. Its curved blades collect a sticky film that also throws off the wheel's balance and cuts airflow. Depending on the model, we clean the wheel in place with the jacket fitted or remove it for cleaning. Heavy growth on the coil or wheel usually means the head stays damp: a slow drain, an oversized unit short cycling, or the fan left running without cooling. We clean it and tell you which of those applies, because cleaning without fixing the reason the head stays damp only buys a few months.
Outdoor unit and drain service
Outside, the condenser coil is rinsed from the inside out, debris is cleared, and the fan and electrical connections are checked. The drain line from the head is flushed so water doesn't back up into the pan, and on units with a condensate pump the pump is checked too. We finish by running the system and checking the temperature drop across the head and the refrigerant pressures, so a cleaning doesn't hide a low charge, a weak fan or another problem that needs a repair.
Local conditions
Mini splits in Miami-Dade condos
Mini split systems are common in Miami condos and need their own cleaning method, and Miami-Dade has about 274,335 condo units across roughly 5,530 associations. That is why mini split cleaning is a regular part of our condo work, often alongside a building's rules on work hours, noise and elevator use that we plan around when we book, so the visit doesn't clash with the association.
