Commercial HVAC repair for Miami offices, shops and restaurants

When a dining room hits 85 degrees at lunch or an office can't hold temperature, it costs money every hour. We dispatch to commercial calls around the clock and work on the rooftop units and split systems most Miami businesses run.

Updated October 2026

Commercial HVAC repair in Miami covers rooftop package units, split systems and their controls for offices, retail and restaurants, dispatched from our head office on NW 72nd Ave in Medley and our SW 117th Ave service office. A technician diagnoses the fault, gives the manager a price before work, and fixes it on the first visit when the part is on the van.

The job

What commercial systems need that homes don't

Commercial buildings run larger rooftop units, multiple systems on one roof, economizers that bring in outside air, and controls that schedule equipment around business hours. A failure can take out a whole zone of a store or a kitchen's make-up air.

The service is different too: roof access, coordination with building management, work around opening hours, and invoices that match a purchase order. We plan for all of that, not just the repair.

What we see on this job

Rooftop unit repair

Rooftop package units take the full sun and salt on the roof and run long hours. Common failures are the same as on homes, capacitors, contactors, fan motors and compressors, plus belts on belt-drive blowers, dirty condenser coils and clogged drains that back up into the ceiling. We access the roof safely, check the unit, and repair what we can on the spot. Where a unit serves a busy space, we can often restore partial cooling on a second stage while a part is ordered.

Split system repair above a Miami retail ceiling

Split system repair for offices and retail

Many smaller offices and shops run split systems, with air handlers above the ceiling or in a mechanical closet and condensers on the roof or at grade. Ceiling-mounted air handlers make drain problems more serious, because an overflow lands on ceiling tiles and merchandise. We check the drains and float switches on every call, diagnose the no-cool fault, and schedule repairs around business hours when the store can't have a technician on a ladder in the aisle during trading hours.

Economizer and control faults

Economizers let a rooftop unit bring in outside air when conditions allow; in Miami's humidity, a stuck-open economizer damper floods the building with muggy air and overloads the unit. Control faults can also leave equipment running all night or never starting in the morning. We check damper actuators, sensors, and the schedule and setpoints in the controller, and restore sensible settings. Many Miami buildings run better with the economizer locked out or carefully limited to the few dry, mild days a year when outside air actually helps.

Timing

How long a commercial repair takes

Most rooftop and split system repairs are finished in one to three hours once the technician is on the roof. Compressors and specialty parts are ordered, and on those we try to restore partial cooling in the meantime. Control and economizer fixes are often finished on the first visit.

Local conditions

Commercial calls across Miami-Dade

Our head office sits on NW 72nd Ave in Medley, in the warehouse and distribution corridor northwest of Miami International Airport, and our service office is on SW 117th Ave in south Miami-Dade, so commercial calls are covered from both sides of the county. From June through November every South Florida HVAC company is stretched thin, which is when a service agreement and a known contact matter most.
