PTAC repair and replacement for Miami hotels and condos
Packaged terminal units cool a single room through the wall, which makes them simple, but also means dozens of them age together in one building. We repair them, replace them unit by unit, and replace worn wall sleeves.

PTAC repair and replacement in Miami covers the through-wall units in hotel rooms, condos, assisted living and offices: failed fans and compressors, clogged filters and coils, leaking wall sleeves and units past their service life. Our Medley and SW 117th Ave offices repair single units, replace them in batches for properties, and can convert rooms to ductless mini splits where that suits the building.
The job
What wears out on PTACs in Miami
A PTAC puts the compressor, both coils and the fans in one chassis that slides into a sleeve in the wall. The outdoor side faces sun, rain and salt, the indoor side pulls in room dust and lint, and the unit runs almost every day of the year.
Common failures are clogged filters and coils, fan motors, control boards and compressors, plus water leaking into rooms from sleeves that are tilted, unsealed or rusted through. Knowing which is which decides between a repair and a new chassis.

Your options
Repair, replace the chassis or convert to a mini split
| Repair | New PTAC chassis | Mini split conversion | |
|---|---|---|---|
| Best when | Unit is newer, part is minor | Unit is old or compressor failed | Quiet, efficient rooms are a priority |
| Wall opening | Unchanged | Reused, sleeve checked | Closed or reused |
| Cost | Lowest | Moderate | Highest |
For a property, the right answer is often a mix: repair the newer units, replace the oldest, and plan conversions where they make sense.

What we see on this job
Hotel PTAC units
Hotels need rooms back in service quickly and quietly. We repair PTACs room by room, keep common parts on hand for the models a property uses, and schedule work around occupancy. For properties with many aging units, we help plan replacement in batches: floor by floor or by room type, so the budget and the rooms out of service are both manageable. Filters and coils are cleaned on every visit, because dirty units are the most common guest complaint and the easiest to prevent.

Wall sleeve replacement
The wall sleeve holds the chassis and drains condensate outside. A sleeve that has rusted, lost its seal or tilted toward the room lets water into the wall and onto the floor, and a new chassis in a bad sleeve will leak the same way. We check the sleeve's condition, slope and seals, replace it where needed, and fit a new exterior grille. Sleeve sizes vary by manufacturer, so we confirm compatibility before ordering replacement chassis, and where a building has mixed sleeves we record which rooms take which size.
PTAC to mini split conversion
Some properties replace PTACs with ductless mini splits: quieter indoor heads, higher efficiency and no chassis through the wall. The conversion means mounting an indoor head, running a line set, placing an outdoor unit and closing or reusing the old wall opening. It costs more than a like-for-like PTAC swap and depends on where outdoor units can go and on building or association approval. We price both for a typical room and for the whole property, so the decision is made on the numbers.
Local conditions
Through-wall units in Miami condos and hotels
Miami condos lean on fan coils and mini splits rather than central systems, and many older buildings and hotels use PTACs for the same reason: each room or unit has its own equipment. Mini splits are common enough across Miami condos that a PTAC-to-mini-split conversion is a realistic option, and both need their own cleaning methods to keep running in the humidity.

Timing
How long PTAC work takes
Most single-unit repairs take under an hour. A like-for-like chassis swap in a sound sleeve is usually about an hour per room, and sleeve replacements take longer. Batch replacements are scheduled floor by floor so rooms are back in service the same day.
