Local conditions
From 40,000 to 135,000 in thirty years
Miramar incorporated on May 26, 1955 and had 134,721 residents at the 2020 census, the fourth-largest city in Broward County, on about 28.9 square miles of land. Most of that growth is recent: the city had 40,663 residents in 1990, 72,739 in 2000 and 122,041 in 2010, as subdivisions spread west toward the Everglades.
The eastern side of the city holds the older block homes, while the west is newer single-family communities and townhomes, often two-story with attic air handlers and long duct runs. A lot of those systems date from the same building boom and are reaching replacement age together, street by street.
Miramar also carries office parks and warehouses near the Turnpike and I-75, which bring rooftop units, server rooms and food-service refrigeration onto the commercial side of our board.

Getting to you
Across the county line from Miami Gardens
Miramar's southern edge is the county line with Miami Gardens, so it sits closer to our Medley head office than most of Broward. Technicians come up the Palmetto, the Turnpike or I-75 depending on the part of the city.
Office parks can book maintenance before or after business hours, and HOA communities that need notice for service vehicles get scheduled around their rules.
