Aventura was first developed in the early 1970s as a mainly high-rise residential area and incorporated as a city on November 7, 1995. It had 40,242 residents in 18,035 households at the 2020 census, packed onto just 2.65 square miles of land, more than 15,000 people per square mile, and it is home to Aventura Mall, the largest mall in Florida.

Density like that means towers. Most homes are condo units with a fan coil or a closet air handler tied to a condenser on the roof or a balcony, or to the building's own water loop. Replacements are scheduled with building management, carried up in service elevators and fitted into closets sized for the original equipment.

Many of the original towers are now 40 to 50 years old, and so are their risers, drain stacks and closets. A unit that drains into a shared stack, or a closet with no room for a modern air handler, is the kind of detail that decides how a replacement gets done.
