Florida's second-largest county, built along the water

Broward counted 1,944,375 residents at the 2020 census, second in Florida only to Miami-Dade, and 860,329 housing units. Fort Lauderdale is the county seat and the largest city, with 182,760 residents in 2020, and about 63.6 percent of homes across the county are owner-occupied, which means plenty of single-family systems and plenty of owners weighing repair against replacement on their own.

Along the coast, from Hallandale Beach up through Fort Lauderdale, the housing is a mix of condo towers and canal-front homes, and outdoor units close to salt water age faster. West of I-95, in Pembroke Pines and Miramar, much of the housing went up later as planned subdivisions with attic air handlers and long duct runs, where leaky duct and drain overflows into ceilings are the calls we see.
