Start with what the building allows
Condo associations control what goes on balconies, roofs and outside walls, and many have rules about where condensers sit, how line sets are run and how drains tie in. Some towers run water-source units on a shared loop, where the realistic replacement is another water-source unit. Before comparing systems, read the rules or ask management, because the best system on paper is useless if the building will not approve it.
When a ducted system is the better choice
If your unit already has a closet air handler and duct, a new ducted system usually costs less to install, keeps the walls clean, and serves every room from one quiet indoor unit. It also reuses the existing drain and electrical. The catch is the duct itself: old, leaky or undersized duct can undo a new system, so it should be checked, cleaned or sealed as part of the job.
When mini splits make more sense
Ductless systems shine where there is no duct, in renovated units where duct was removed, and in rooms the central system never reached. Each head has its own control, so empty rooms can stay off, and modern inverter mini splits run efficiently at low speeds. The trade-offs are visible indoor heads, line sets that need a path to the outdoor unit, and filters that need regular cleaning to keep the heads from growing mold in Miami humidity.
Noise, humidity and comfort
Both can be quiet, but a closet system keeps its noise behind a door while a wall head sits in the room. For humidity, a properly sized ducted system with long run times often dries a whole unit well, and mini splits handle it room by room when they are sized right and not oversized. In a Miami condo, humidity control is half of comfort, so sizing matters more than the type of system.
Cost and timeline
A like-for-like ducted replacement in a condo is usually the faster job, often one day once the building approves it. A multi-head mini split install takes longer because each line set has to be routed and each head mounted and drained. Either way, budget time for the permit, building approvals and elevator scheduling, which often take longer than the installation itself.
